Herndon is one of Fairfax County’s three incorporated towns, and it has something most of the surrounding suburbia gave up decades ago: a real downtown. The restored train depot, the W&OD Trail running straight through the center, and the summer Herndon Festival give it a genuine main-street identity, all of it wrapped around the edge of the Dulles technology corridor.

That mix of a historic small town with tech-economy jobs and Dulles Airport next door makes Herndon a value entry point relative to Reston and Vienna. With the Silver Line now reaching the area, its commuting math improved without its downtown character changing.

What living in Herndon is actually like

Old Town Herndon is the heart: local restaurants, the farmers market at the depot, the arts center, and trailheads onto the W&OD. Beyond it, established single-family neighborhoods and townhome communities fill out the town and the surrounding Fairfax pockets that share its services.

Herndon’s position near Dulles Airport and the Route 28 and Dulles Toll Road corridor puts a large base of technology and government-contracting jobs within a short commute, and the Silver Line adds a rail option toward Tysons and DC. It’s a practical location that doesn’t ask you to give up neighborhood feel.

The Herndon housing market

The stock leans older than Reston’s (mid-century and later single-family homes plus townhome communities), so condition and updates drive outcomes. A refreshed Herndon home priced against dated neighbors can outperform nearby sales by a wide margin, because buyers are comparing move-in-ready against work-to-do.

For sellers, that’s the opportunity: honest prep advice and pricing to the right comparables routinely net more than a pre-sale gut renovation. Herndon’s value reputation pulls a steady, motivated buyer pool, and well-launched homes don’t sit.
