Cascades is a planned community of about 2,500 acres along the Potomac in Loudoun County, with roughly 6,500 homes. Its homeowners association was incorporated in November 1990, and the community has been built out since the early 1990s. The mailing address is Sterling, 20165, and that is a ZIP code where I have sold eight homes.
The homes
The housing is a mix of townhouses and single-family houses, so a street of detached homes can sit a few turns from rows of townhouses. The northern edge runs up to the parkland along the Potomac. Because the homes vary this much, a price in Cascades depends on the street and the type of house far more than on the name of the community. Many of the homes are of a similar age, so updates matter too: two houses of the same model can sell far apart when one has a redone kitchen and baths and the other still has the originals.
The parks and the amenities
The homeowners association runs five community centers, five pools, 15 tennis courts and a network of paved paths. On the northern edge, Algonkian Regional Park runs along the Potomac, beside the Potomack Lake Sportsplex. The name comes from the river too: the rapids that run from Lowes Island down to Great Falls.
Those amenities come with the association’s rules and dues, and both travel with every sale. When I list a home here, I ask for the association’s disclosure packet early, because Virginia requires the seller to provide it and a buyer reads it closely.
Getting around
Route 7 runs along the community’s southern side, and most trips start on it: east toward Tysons and the Beltway, west toward Leesburg. The nearest Metro stations are on the Silver Line’s newest stretch, at Loudoun Gateway and Ashburn, a drive away, and Dulles Airport is a short drive too.
How I price a home here
With 6,500 homes across a community this varied, the sales that matter for any one house are a small handful: the same type of home, on similar streets, in the last few months. I pull those, set aside the ones that are not a fair match, and go through the rest with you one by one, including any that sold for less than their owners hoped. That is where a price comes from, more than any figure for Cascades as a whole.
