Loudoun's median price barely moved this year. Out west, that is not what happened.

Loudoun County's median sale price in June was $817,000. That is down about seven tenths of one percent from a year ago. Flat, for all practical purposes.

If that is the only number you see, you would think the county spent the year standing still.

Then you drive west, and that idea falls apart.

Out in Purcellville and Round Hill, medians have pushed past $870,000. In Willowsford, sales for the year are running roughly 50 percent ahead of last year. Round Hill has seen its single family sales activity about double, with the upper end of that market climbing even more. None of that is a county standing still. It is one part of a county moving hard while the countywide figure sands everything flat.

Sit with that for a second, because it complicates something I have written about before.

Earlier this year the regional story was that this market split along commute lines. Close in held up, the outer ring softened. That still holds where it held. Stafford's median is down 5.7 percent and homes there are taking about 35 days to sell, closer to three times Loudoun's 13. Fredericksburg is running 38 days. Those are places where the main argument for living there was the price of the house, and when employers started pulling people back to a desk three and four days a week, that argument got expensive fast.

Western Loudoun is not making that trade, and that is the part worth understanding.

What sells out there is not a cheaper version of an Ashburn house. It is land. Lot size, a little elevation, room between your roofline and the next one, maybe a barn. Nobody is building more of that, and you cannot buy it in Ashburn at any price, because Ashburn was planned to a density and then finished. So the western pockets are not competing on price with Brambleton. They are selling something Brambleton does not have.

The commute math is different too. The jobs pulling those buyers are mostly not downtown. They sit along the Dulles corridor and Route 7, twenty to thirty five minutes out, which is a different animal than the drive in from Spotsylvania. Verify it for a specific address before you count on it, but the shape of it holds.

With rates sitting near six and a half percent, every buyer is making a harder choice than they were three years ago. A fair number of them are choosing the thing they cannot get any other way.

So what do you do with this.

If you own out west, the countywide median is not your number, and neither is any home value estimate that leans on it. Homes across Loudoun are still closing right around 101 percent of asking, and the western pockets have had real competition sitting behind that figure. Your house may be in a stronger position than the county headline suggests.

If you are shopping out there, understand that you are not the only person who noticed. The bargain framing that worked in 2023, drive farther and pay less, is not what the sales numbers describe anymore. Come in with a realistic price expectation and clean terms.

And if you own in the eastern half of the county, none of this is bad news. It just means the county number you keep seeing is an average of two markets doing different things, which makes it close to useless for any one house.
